Pay ranges from $24/hr to $26/hr based on education and experience Position SummaryThe Building Superintendent is responsible for the overall maintenance, operation, safety, and appearance of the Ford Block Building and assigned facilities. This position provides hands-on maintenance support while coordinating repairs, preventive maintenance, inspections, contractors, and building-related projects. The Building Superintendent helps ensure that the facility remains safe, functional, compliant, and well maintained.Principal Duties and Responsibilities Oversee the day-to-day operation and maintenance of the assigned building and facilities.Perform and coordinate routine, preventive, and corrective maintenance on building systems and equipment.Monitor the condition and operation of HVAC, plumbing, electrical, mechanical, fire, and life-safety systems.Respond to maintenance requests, building emergencies, and other urgent facility concerns in a timely manner.Troubleshoot and perform repairs within the scope of the position and coordinate outside contractors when necessary.Conduct regular building inspections and identify maintenance, safety, and operational concerns.Maintain the overall cleanliness, safety, and appearance of the assigned facility, grounds, and common areas.Maintain positive, professional, and respectful relationships with tenants, guests, and building occupants.Coordinate and monitor the work of contractors, vendors, and service providers.Assist with building renovations, capital projects, moves, and other facility-related initiatives.Ensure compliance with applicable safety requirements, building codes, fire and life-safety regulations, and organizational policies.Maintain appropriate inventories of maintenance supplies, tools, and commonly used replacement parts.Assist with snow removal, grounds maintenance, and other seasonal responsibilities as required.Communicate building conditions, maintenance priorities, and significant concerns to the Facilities Department.Participate in on-call and emergency response responsibilities as assigned.Perform other duties and responsibilities as assigned. Qualifications, Skills, and Knowledge Requirements High school diploma or equivalent required.Demonstrated experience performing maintenance and repairs across multiple building systems.Valid driver's license and ability to meet organizational driving requirements.Working knowledge of general building maintenance, including electrical, plumbing, HVAC, carpentry, and mechanical systems.Ability to diagnose building and equipment problems and determine appropriate repair solutions.Knowledge of preventive maintenance practices and facility operations.Familiarity with fire and life-safety systems and applicable building and safety requirements.Strong organizational and time-management skills with the ability to prioritize multiple responsibilities.Ability to work independently and exercise sound judgment.Effective communication and interpersonal skills.Ability to work professionally with employees, residents, contractors, vendors, and outside agencies.This position requires the ability to perform physical work associated with building maintenance, including lifting and carrying materials and equipment, climbing ladders, working from heights, bending, kneeling, standing, and walking for extended periods. The Building Superintendent may be required to work in indoor and outdoor environments and in varying weather conditions.
